Can I use the first home buyers grant with the Negotiated Purchase Home Plan?

What happens if I cant keep up the mortgage payments?

The property loan contract will cease after a prescribed period of notice and the property will be recovered by the lender unless you make up the payment. However, an accident/illness and income protection policy will assist you (Ask your insurance broker).

Can I buy the property with a friend or partner?

Yes, providing they can demonstrate sufficient and permanent income.

How long will it take to get approval?

Providing you have answered all the questions we will have an indicative approval in 24 to 48 hours (No credit checks - however, be honest as it will be formally checked later).
Once a formal mortgage application has been received from you and all attendant ID and other lender requirements, the written offer will be with you within 7 to 10 days of receipt.

Are full credit checks made on the on line application?

No, you only agree to a credit check when you make a formal application, if the indicative online application is approved.

Is there any charge or obligation in making an online indicative application?

Who are the lenders in the IOS negotiated purchase plan, is my mortgage safe?

IOS deals only with the major 5 banks and selected primary institutional lenders (MFAA members) who have the most competitive interest rates and mortgage options. You will receive a full firm quote and letter of offer before you commit to any loan.

How do I know the negotiated discount I will get is real, won't the vendor have loaded the price to give a discount?

We will research the local average of similar properties from RP Data and other organisations providing these services.
Fees are based on the discount obtained from a similar sale in the past 90 days, not the asking price of the property.
If the asking price is higher than market you will be advised of this before you instruct us to negotiate the price.
The discount must be real... that is our charter and it's your decision on whether to proceed or not.
