IOS does not charge for:-

The finance application.
Negotiating the finance package for you.
Negotiating the 90% funded home loan.

The only cost to you, is when we successfully negotiate the purchase price and save you money.
It’s a user pay facility, if we can’t get you a purchase discount, you pay nothing!

When we achieve a discount then you share that with us, 10% to IOS and 90% to you.

60% of the 10% fee can be paid off for up to 36 months at the low rate of 5% per annum (ask us)

Nothing is payable by the buyer until:-

  1. You make a formal application for funding
  2. You are then invoiced for $275.00 (incl GST) commitment deposit, payable at any Australia Post branch who will receipt you. This not an extra charge it is a refundable deposit, which will be credited to your settlement account
  3. You will then receive a letter of offer and a firm written quotation of interest rate and amount you can borrow.
  4. Once you have agreed the terms you can instruct us to negotiate the purchase within the amount of the loan.

Your benefit is real, IOS will obtain all the funding to 90% and for this very small commitment deposit (payable out of the First Home Owners Grant, if you are qualified) we will further obtain a substantial discount which you approve before being committed.

Step by step procedure to get things moving.

  2. When you receive your indicative approval (48hrs) we will send you the formal loan application
  3. No credit checks on indicative application.

Note the actual mortgage interest rate will depend on the credit rating of the buyer, this will vary according to your credit rating and will be advised to the buyer in the final written quotation prior to a decision being made.
