
Does the real estate agent care?
The real estate agent acts for the seller and is only interested in the seller and the commission he will earn on the highest price obtainable... So no help in lowering prices here.
Does the finance broker care?
The finance broker is only concerned with his commission paid by the lender based on whatever top price you pay or top amount you borrow... So no help in lowering prices here.

Does the lender care?
The lender is only concerned that they lend you an amount which stacks up to the valuation and will normally give you 70, 80, or 90% if you are really a good risk.
They don't care what you pay either as long as it values up.... So no help here either.
Does the valuer care?
The valuer is instructed by the lender to give a market figure (you pay for it in advance) and the lender never shows you the valuation nor are they obliged to.
The valuer takes the lenders instructions into account when they value the property, not to protect or help you, but to protect them and the lender... So, once again, no help here.
IN fact neither the finance broker, the lender the valuer or the real estate agent cares what you do or pay as long as their interests are covered so you are really very much on your own and it's always buyer beware (Caveat Emptor).
IOS does view the situation very differently.
IOS is a Purchase Facilitator Negotiator and is not a finance broker, a lender, a real estate agent or a valuer and receives no commissions from outside parties.
IOS works exclusively for the buyer. Sure the buyer pays IOS, but only on hard results. No result, then no payment.

IOS will arrange all the funding, pre-approved in writing, in advance, with a firm quote on mortgage finance and rate of interest, so when you have found the home you want we will do all the negotiating down of the purchase price.
